Housing Market Predictions for 2014

Just read a great article packed with lots of Housing Market Facts and Predictions for 2014 by FM Realty, Industry Leaders, CBS & TMLS .

The article facts and links confirms what I have seen in our market over the past few months. Rising interest rates, new construction price increases, resales price increase all due to lack of inventory and frustrated buyers who wished they had took the housing plunge during the last couple of years.

With higher home prices and higher interest rates that $200,000 home in 2012 at 3.75% would have cost per month (approx.) for a 30 year loan P&I $926 ~ if rates rise to 5.5% as predicted then the same home at $200,000 will cost you $1,135. That’s a whooping $209 per month more which will push some first time home buyers to a lower priced homes. Or as I have seen some buyers will be pushed out of home ownership The American Dream.

Another interesting fact is Inbound States for Growing Population ~ North Dakota and North Carolina are the top 2 states according to Atlas Moving. I don’t know about you but with our recent cold snap North Carolina seems much warmer than North Dakota.

Housing Market Watch: The Outlook for 2014

As a new calendar year begins, whether as an individual or a business we all tend to look back at the year previous – the highlights (and the low-lights) – and look ahead to our expectations for the coming year. The real estate market is no different. In the last several days various reports and articles have been published from housing industry experts. While they tend to focus on the industry as a whole, the Triangle market (consisting of Raleigh, Durham, Chapel Hill and surrounding communities) falls into many of the same predictions. Let’s take a look.

NAR: Housing Market is Stabilizing

“Although the final months of 2013 are finishing on a soft note, the year as a whole will end with the best sales total in seven years.” ~ Chief Economist for the National Association of REALTORS®, Lawrence Yun

Probably one of the most significant statistics in this article (significant in terms of our location being the Triangle region of North Carolina) is that pending home sales in the south went UP 2.3% month-over-month in November. What’s Ahead for the 2014 Housing Market

10511 Sablewood Drive Raleigh FMRealtyIn a recent article in USA Today, the author describes several key factors to look for in 2014 – home prices to go up, an increase in existing home sales to occur, additional new home construction, and an increase in mortgage rates. With regards to mortgage rates, the NAR is predicting they’ll rise to 5.5%. Take a look at the USA Today piece for more.

KCM’s Housing Predictions in 2014

Keeping Current Matters (or KCM), a content marketing resource company for real estate agents, has shared their predictions for the coming year on their blog only they predict slightly more than home price surges and and rising interest rates (but, that’s in the article too). They also remind real estate agents of the importance of creating relevant content for the web that will only aid in positioning them as THE experts in their field. Additionally, when it comes to real estate business they’re headline “Go Mobile or Go Home” pretty much speaks for itself. They predict it will be the technologically ready real estate agent and/or brokerage that will have increased business and success in 2014. Take a look at the article itself for more.

Which U.S. States Are Booming?

And when it comes to housing, what better sense of where its at than to check the data provided by companies that specialize in helping U.S. citizens move from one place to another. The annual Atlas Van Lines Migration Pattern study was released earlier this week. In 2013, North Carolina ranked #2 behind North Dakota for states with inbound moves. Equally as important, over the last decade North Carolina ranked # 3 in highest percentage for inbound moves.  Read more about the annual study here.

So, what do we take from all this data?

  • Home prices will rise slightly
  • 2014 will be a good year for BOTH buyers AND sellers
  • Mortgage rates will increase, also slightly
  • People are moving to our state (and to our Triangle communities)

Cary Home Inventory

I get many calls throughout the year asking if “Now is a good time of year to sell?” Most home inventory is found in spring to summer months for our area.  Well “NOW” is a good time to sell with only 2.5 months of inventory you have a greater chance than any other time of year. With less competition you should have a quick offer if your home is clean, well maintained and staged ~ remember less is more, time to de-clutter when listing your home. Raleigh: We Vote Tastiest Town!

Right in the middle of the hustle and bustle of the 2011 holiday season, Southern Living Magazine put Raleigh to the test as a finalist for their survey of the Top 10 Tastiest Towns of the South.

We won’t know the results until the April issue of the popular magazine hits the newsstands, but we at Fonville Morisey wanted to show our support for this dubious honor. Even if Raleigh doesn’t make the cut (we’ve GOT to, right?), we still feel Raleigh should be included on the list of the tastiest towns in the south anyway.

So, to prove that theory, we asked our entire base of Fonville Morisey agents, managers, and staff what their favorite non-chain Raleigh-based restaurants are and in no particular order, the choices were –

David’s Dumpling and Noodle Bar

Located at the corner of Hillsborough St. and Oberlin, right in the heart of North Carolina State University’s campus is this new eclectic eatery. Specializing in oriental fare, it’s a popular among the locals simply because Chef David Mao is known for his impressive cooking having created his tasty menu of dishes for Raleigh’s The Mandarin House and the Great Mall of China previously.

“We absolutely love David’s Dumplings and Noodle Bar on the corner of Hillsborough and Oberlin. David personally brings each diner a sample of the most delicious ginger carrot soup you’ve ever eaten. Irregardless Cafe

To locals, all you have to say is “Irregardless Cafe” and the result is a resounding, “Yes, please!” THAT’s how well-known this locally owned and operated Raleigh dining establishment is. Irregardless Cafe celebrates 37 years in the “City of Oaks” this weekend as a matter of fact! With dishes made from the freshest of ingredients, much of it local, including many for the vegetarian, vegan, or gluten free specialties, this restaurant has it all…and some jazz too!

Winston’s Grille

Elegant and casual at the same time, Winston’s Grille, has been a favorite Raleigh eatery for over 25 years. With dishes like New Orlean’s Creole Gumbo, Southwest Scallops and Winston’s famous Prime Rib along with fresh fruits and a salads, there’s something for every pallet here too.

42nd Street Oyster Bar

A Raleigh establishment serving the freshest seafood since it’s humble beginnings as a grocery store in 1931, the 42nd Street Oyster Bar is a staple in the downtown Raleigh scene.

“My favorite Raleigh restaurant is the 42nd St Oyster Bar. My husband and I enjoy the atmosphere—it’s a real blend of old Raleigh (featuring all the NC politicians who have gone there over the years) and new. They also have the best cornbread and seafood around!” ~ Fran Mahoney, FM Lochmere

Mo’s Diner

With over 50 years of service to the downtown Raleigh restaurant scene, Mo’s Diner is another favorite among the locals.  Our Jane Temple of FM Lending had this to say ~

“Mo’s Diner is a little hidden secret in an old quaint house in downtown Raleigh.  The menu changes with the seasons, but always has great choices for anyone.  Mid to higher priced, but can’t say enough great things about the incredible local foods, chef and wait staff…steamed mussel app is to die for!”

Sitti

One of Raleigh’s newest restaurants, Sitti, has quickly become one of Raleigh’s most popular. As the founder explains, in Lebanese tradition the grandmother (Sitti) is the beloved family figure and family itself is extremely important, so much so that sitting at a long communal table is the norm in the culture.  Sitti offers delicious Lebanese dishes to be enjoyed at the table or at the various booths and tables surrounding it. The atmosphere is both casual and elegant too.

Bella Monica

Known for it’s gluten free menu of options, Bella Monica is a favorite among our Italian eaters at Fonville Morisey.  Located at the Olde Raleigh Village Shopping Center on Edwards Mill Rd, it’s also convenient for lunch as well.  Our Carolyn Wolf, FM Stonehenge Raleigh says it best –

I love Bella Monica’s for its festive ambience; a very exciting and happening place! Buzzing with attentive waiters! Joyful diners!   Cozy booths where the lights are dimmed or window seats to watch passers-by are available!  You choose.  One can dine outside and feel the warm sunshine and fresh breeze blowing.  The food is fantastic!”

Barking Cow

Part of the Mad Cow Restaurants Group, locally owned and operated, Barking Cow is located at the Lake Boone Shopping Center. According to our Linda Payne of FM Inside The Beltline office –

“It’s small, local, has really good food and BIG portions. It’s not fancy but it’s just really good.”

Hayes Barton Cafe

Located in Raleigh’s Five Points district, the eclectic ambiance of Hayes Barton Cafe captures that 1940s glow, so much so that many of their dishes are inspired by that era – Pearl Harbor Oysters and Ava Gardner Salad to name a couple. While all their specialties are truly delicious it’s their deserts that keep ‘em coming back for more.  Our Autumne Bennett of FM Lochmere explains –

If you’re looking for something in Raleigh proper, my favorite is Hayes Barton Cafe. It’s wonderful food, always changing, and consistently good. Not a lot of pretention, a little eclectic atmosphere desserts TO DIE FOR!

Flowers Plantation, Clayton, NC

 

A little about Flowers Plantation… One of the best places to live in the Triangle area, it is only a hop, skip and a jump from the hustle and bustle of Raleigh, RTP and Durham.  It is the largest planned community in the Research Triangle and is composed of over 3,000 contiguous acres.
